Please read the below Terms and Conditions in full before making your booking. If you have any questions regarding the Terms and Conditions, please e-mail Dubai Rental Deals before making your booking and making payment.
If you have any special needs or requests, it is advisable to contact Dubai Rental Deals prior to making your reservation.
Dubai Rental Deals highly recommends that you take out adequate travel insurance prior to departing on your trip.

Rental Terms and Conditions

Definitions: The following expressions shall have the following meanings unless the context otherwise requires:-
'the Property' means the residential property to be occupied by you including any swimming pool, ancillary building, annex, all contents, fixtures and fittings, grounds, facilities and services (both inside and outside) available or accessible to your as offered for letting.
'the Reservation Form' means the form available on the Website through which the Reservation is made.
'the Total Booking Value' means the total sum payable by the Client for the entire Reservation.
'the Website' means the website owned and controlled by Dubai Rental Deals (www.dubairentaldeals.com).
Making your Property Reservation
1. By using the Website you are confirming that you have read and understood these Terms and Conditions and you are accepting that you will be bound by these Terms and Conditions.
2. list 1.0in">Property reservations are made online through the Website using the Reservation Form ('the Reservation').
3. list 1.0in">The person who makes the Reservation through the Website must be at least 18 years old.
4. list 1.0in">All payments must be made by credit card through the Website unless expressly agreed otherwise in writing by Dubai Rental Deals.
5. list 1.0in">All payments are taken in United States dollars (US$). Amounts in Sterling or Euros are shown for information purposes only. All payments are subject to the exchange rate at the time of making the payment.
6. list 1.0in">By submitting the completed Reservation Form and your credit card details through the Website you will be entering into a binding contract with Dubai Rental Deals.
7. list 1.0in">The person who makes the Reservation accepts these Terms and Conditions on behalf of all members of the party and is responsible for all payments due from the party.
8. list 1.0in">Where a booking is made 61 days or more prior to the arrival date a reservation deposit of 25% of the Total Booking Value will be payable.
9. list 1.0in">The balance of any booking made 61 days or more prior to the arrival date will fall due 60 days prior to the arrival date.
10. list 1.0in">In the case where a booking is made 60 days or less prior to the arrival date, full payment of the Total Booking Value is due at the time of submitting the Reservation Form.
11. list 1.0in">On receipt of the completed Reservation Form and payment, Dubai Rental Deals will send you an e-mail confirming your reservation ('the Rental Confirmation').
12. list 1.0in">Dubai Rental Deals do not accept any liability for any inaccuracies on the Reservation Form that are not notified to Dubai Rental Deals within 5 days of making the Reservation.
Special Requests
1. Any special requests relating to your booking must be submitted via the Reservation Form at the time of making the Reservation.
2. Dubai Rental Deals will endeavour to meet your special requests however, Dubai Rental Deals does not provide any guarantee that special requests will be fulfilled.
Amendments to the Reservation
1. Any request for amendments to the Reservation must by made in writing by e-mail via our Contact Form / General Enquiry Form.
2. Dubai Rental Deals will endeavour to meet any request for amendment however, Dubai Rental Deals does not provide any guarantee that requested amendments will be accepted or met.
3. Where it is possible to action your request for an amendment to the Reservation, Dubai Rental Deals reserve the right to charge a US$ 100 amendment fee which will become due and payable by you on confirmation by Dubai Rental Deals that your request has been actioned.

Cancellation and Refunds

Any cancellation by you of the Reservation must be made in writing and sent via our Contact Form / General Enquiry Form. ('the Cancellation'). A Cancellation will only become effective once the Cancellation request has been received by Dubai Rental Deals.
A sum equivalent to at least 50% of the Total Booking Value will not be refunded to you if you cancel your Reservation.
In the case of bookings made with a 50% reservation deposit. Should you fail to make payment to Dubai Rental Deals 60 days prior to your arrival date you will be issued with one reminder. If the balance remains outstanding 52 days prior to the arrival date you will be issued with one further reminder and should no funds be received by Dubai Rental Deals by 50 days prior to the arrival date this will constitute an automatic cancellation and our cancellation policy will apply. All reminders will be issued by email and sent to the address provided by you at the time of making your booking.

The following Cancellation charges apply:-

Between 60 days and 41 days	50% of the Total Booking Value
Between 40 days and 21 days	75% of the Total Booking Value
20 days or less	Total Booking Value

No refund or compensation will be given by Dubai Rental Deals for late arrivals, a reduction of the number of persons in your party, failure to pay your balance or early departures.
Refunds or compensation will only be given by Dubai Rental Deals for exceptional circumstances where a serious problem occurs with the Property which cannot be rectified by the Property owner within 24 hours from when it was reported in accordance with the contact/emergency contact details provided by the Property owner and causes you extreme discomfort or serious inconvenience. The value of the refund or compensation and whether the problem constitutes extreme discomfort or serious inconvenience is at the sole discretion of Dubai Rental Deals.
If you leave the Property early in any circumstances without notifying Dubai Rental Deals, you agree that you have no rights to compensation or refund.

Damage Deposit
In the event of any breakages, damage to the Property, missing items from the Property or mess which requires additional cleaning (compared to standard levels to be expected following reasonable use) which arises as a result of your occupancy of the Property, the owner of the Property reserves the right to charge you for rectifying the damage, loss and/or cleaning the mess. Details of any damage deposit payable will be posted on the Website with the Property information.
Use of the Property and Indemnity
1. You and the members of your party agree to the following in respect of your use of the Property:-
  1. Not to damage or injure the Property and contents or make any alteration or addition to it.
  2. That the Property owner or any person authorised by the Property owner may enter the Property for the purpose of cleaning, inspection and/or repairs.
  3. Not to receive paying guests or carry on or permit to be carried on any business or trade from the Property.
  4. Whether the cost of any heating or air-conditioning is included in the Property price, or paid for as a supplement, the heating or air-conditioning units must only be used while you are in the property, with all windows and doors kept closed. Under no circumstances must the units be left on continuously while the Property is unoccupied.
  5. Not to do or permit or suffer to be done in or on the Property any act or thing which may be a nuisance, damage or annoyance to the Property owner, to the occupiers of the neighbouring premises or which may void any insurance of the Property or cause the premiums to increase. Should it be found that any member of a party is behaving in such a manner Dubai Rental Deals and/or the Property owner reserve the right, without prior notice, to terminate the Reservation. Dubai Rental Deals accepts no claim for refunds or compensation nor any ongoing responsibility or liability if the Reservation is terminated in accordance with this clause. Further, you will be liable to reimburse Dubai Rental Deals for any expenses whatsoever it incurs as a result of your behaviour.
  6. Not to keep any animals or birds or other living creature on the Property without the written consent of Dubai Rental Deals.
  7. Not to use the Property for any illegal or immoral purpose.
2. To notify the relevant person (in accordance with the contact/emergency contact details provided) immediately of any disrepair, damage or defect in the Property or any problem or any event which causes damage to the Property or which may give rise to a claim under the insurance of the Property.
3. Access to the Property will be after 2pm on your day of arrival to allow time for cleaning and servicing, and the Property must be vacated by 2pm on the day of departure.
You agree to indemnify Dubai Rental Deals for the full amount of all claims, liabilities, demands, damages, expenses, losses, refunds, fines, costs (including legal costs) and all other sums of whatever nature which Dubai Rental Deals incurs, suffers or becomes responsible for as a result, directly or indirectly, of any breach of these Terms and Conditions or any other special condition or any act or default on your behalf or on behalf of any other person in your party or in the event of any other liability being incurred by Dubai Rental Deals which is excluded under clause 10 hereof. This indemnity shall survive and remain in full force and effect after the expiry of the Reservation.
Property Capacity
1. The capacity of the Property is clearly stated on the Website and a party will not at any time exceed the stated capacity unless express permission is given in writing by Dubai Rental Deals prior to the Commencement Date.
2. If permission is granted in accordance with clause 8.1 Dubai Rental Deals reserves the right to make an additional charge.
If a party exceeds the number stated in the Reservation and no permission is granted to exceed the capacity of the Property, Dubai Rental Deals reserves the right to terminate the Reservation and/or levy a charge for the additional numbers.
Substitution of the Property
1. If deemed necessary Dubai Rental Deals reserves the right to cancel the Reservation. In such circumstances Dubai Rental Deals reserves the right to substitute the Property for a property of equal or better standard (subject to availability). In such circumstances no compensation will be payable by Dubai Rental Deals.
2. If Dubai Rental Deals is unable offer a substitute property you will receive a full refund of monies paid and Dubai Rental Deals does not accept any liability for any loss caused to you as a result of the cancellation.
3. If Dubai Rental Deals is required to substitute the Property, Dubai Rental Deals will notify you at the earliest opportunity of any substitution via e-mail. You will have 5 days from the date that notification of the substitution is sent to decline the offer. If you decline the offer within 5 days you will receive a full refund of monies paid to date.
If you do not respond to the notification of a substitution this will constitute an acceptance of the substitute property and no refund or compensation will be payable in respect of the substitution.
Liability
1. Dubai Rental Deals acts as a booking agent for accommodation only and shall not be liable for any loss or damage whatsoever and howsoever caused including but not limited to death, injury, illness, property loss, damage, accidents, delays, irregularities or personal expenses (except to the extent to which it is unlawful to exclude such liability).
2. Dubai Rental Deals do not accept any liability for any loss caused through any acts of third parties such as, but not limited to, tour operators, airlines or rental car companies.
3. Dubai Rental Deals are not responsible for management of the Property and do not accept any liability for any failure, act or omission in relation to the management of the Property. The management of the Property is the responsibility of the Property owner and any issues regarding the management of the Property should be addressed to the Property owner directly.
4. Dubai Rental Deals uses all reasonable endeavours to ensure the accuracy of all information provided on the Website however Dubai Rental Deals cannot accept any liability whatsoever for any problems that occur whilst guests occupy the Property. All information has been provided in good faith and no liability is accepted whatsoever by Dubai Rental Deals for any misrepresentation regarding the Property.
5. Information on the Properties is supplied by the Property owner or their agent and Dubai Rental Deals is not liable for any errors or omissions in the Property description.
Any liability incurred by Dubai Rental Deals shall be limited to the Total Booking Value.
General
1. Dubai Rental Deals may modify any of these Terms and Conditions at any time and at its sole discretion by posting a change notice or new Terms and Conditions on the Website. Modifications may include, for example, changes in fee schedules, payment procedures and rules.
2. Dubai Rental Deals may at any time make alterations to or to withdraw the Website or any part of it.
3. Dubai Rental Deals reserves the right to change the description of any Property or service at any time, in which case it will endeavour to notify you of all changes before the Commencement Date, if it is practical to do so. No compensation will be payable by Dubai Rental Deals in such cases. No claims will be accepted for costs or additional expenses incurred as a result of any changes.
4. In the event of your breach of these Terms and Conditions, the rights of Dubai Rental Deals shall not be prejudiced or restricted by any indulgence or forbearance extended to you and no waiver of any breach operates as a waiver of any subsequent breach.
5. These Terms and Conditions and all matters arising out of them shall be construed and governed by English Law and shall be subject to the exclusive jurisdiction of the Courts of England and Wales in relation to any dispute.
